Tired of paying out for property management or maintenance fees and getting nothing return?

Welcome to our concept of ‘pro-active property maintenance’:

The process is simple:

  1. You get in touch with us.
  2. One of our specialists will inspect the property and give you a report of it’s general condition.
  3. We then calculate a monthly retainer fee. This is based on the size and general condition of the property and also by any installed equipment to be covered (eg: gas boilers etc).
  4. Once an agreement has been made, we issue you with a prompt response support number. (This number will enable you to contact us directly during office hours, and via a 1 hour call-back out of office hours).
  5. Any essential repairs or maintenance required will be carried out within the first month.
  6. We will schedule a property health check every six months thereafter.
  7. Any issues detected between health checks may be reported though your prompt response support number and will be dealt with as top priority.

What does the retainer guarantee?

The monthly retainer fee assures you a rapid response. In the case of an emergency we will endeavour to have somebody on-site by one hour (within the North Circular) and within 24 hours for all other calls.
The retainer fee also covers any repairs or maintenance carried out up to the value the retainer fee. Up to two consecutive monthly retainer payments can be combined (providing there have been no other repairs or maintenance in that period)

What if the repair costs more than the retainer?

Unlike most of our competition, we allow you to recoup up to two months retainer payment. If you have not had any repairs or maintenance performed in the past 60 days, you will be able to deduct up to two monthly maintenance retainer payments from the invoice total. The remainder can be paid within 30 days of the invoice date.

What if I don’t want to pay a retainer fee?

We also offer a ‘pay as you go’ maintenance service with many of the same benefits of the retainer service, but there will be an added call out fee and the is no six monthly property health check.
The ‘pay as you go’ maintenance service is popular with live-in landlords and those who have the time to keep a close eye on their properties.

Is the work guaranteed?

All work is covered by an applicable guarantee (this varies depending upon the nature of the works and materials employed). We are also full insured for public liability.
